This blog provides insight for condominium, town home and co-operative Board members as they carry out their important responsibilities.
Wecome Homeowners
Hello Everyone: Welcome all homeowners, property owners and co-operative shareholders to Chicago's only blog with a focus on important issues facing those that live in vintage Chicagoland condominiums, co-operatives and townhomes.
Periodically, I hope to share useful information about property management issues that will benefit your building and effect the value of your home. I have been managing the kind of real estate that you call "home" for 38 years.
I look forward to your comments, as always.

Be a Big Fish in a Little Pond
Dear Board Member:
If your condominium, townhome or cooperative is considering a change in property management firms, we would like to share with you why 75 different properties have chosen to be a big fish in a little pond.
As an elected member of your Board of Directors, you know that being on the Board can be a full time job. This is especially true if you are forced to manage your property manager. Many property management companies make you feel like your building and the day to day issues it faces is lost in the sea of other properties they manage. Phone calls are not returned. Emails are not responded to promptly. The assignments the Board issues to the property manager at the open Board meetings just don't get done. You are a little fish in a big management pond.
At Prairie Shores Management LLC, 75 different Boards already know that they receive the kind of concierge style management services that make us well known. If you are considering changing management firms, we provide you with the name and contact information for each and every Board President of the properties we manage and encourage you to contact each of them. Most management firms refer you to a handful of clients that they know like them. We refer you to 75 different clients so that you can ask the tough questions. In each case, you will hear that our clients love us. That's right. They love us.
Tired of managing your property manager? Call us and see how much better life can be as a member of your Board of Directors.
Boiler Winterization at No Charge
If your Association property has a central heating system, it is now time to have the boiler serviced and prepared for the coming heating system. Typically, this service involves cleaning the burners, changing the site tube and flushing the boiler with appropriate chemicals to inhibit rust and corrosion. It is also important to flush the hot water heaters if you have a separate domestic hot water heating system.
Did you know that both Peoples Gas and Nicor Gas have programs that reimburse your Association for the cost of this process?
Prairie Shores Management LLC can assist your Association in the proper care and maintenance of your boiler and domestic hot water heaters. Give us a call today at 773-878-3300 to discuss your Association's property management goals and hear how we save our clients money each and every day.
Rental Limitations in Condo Associations
We have developed a very effective way to limit the number of rentals in a condominium association that does not require changing the condominium declaration. If you are concerned about the rising percentage of homeowners that are renting their condominium, please contact us at richard@prairieshoresmanagement.com to discuss your association.
